As well as providing a day-to-day repairs service each year we carry out a number of major repairs to homes such as fitting new kitchens or new roofs.
Together these works make up our investment programme which when complete will ensure all our homes meet the Decent Homes standard.
Update of capital programme - September 2011
Capital improvement works: amount spent to date approximately £1 million.
The amount we will be spending on capital works this financial year 2011/12 is approximately £17 million.
The following schemes have been committed and work is either on site or will be starting shortly.
Replacement kitchen referral scheme
The kitchens have usually been inspected by surveyors who have identified them as being beyond economical repair. Work started in July and is planned to complete at the end of March 2012 and is carried out at properties across the ALMO.
Decent Homes, Stock Condition Surveyed properties Re-roofing scheme
Re-roofing will be carried out to properties that have failed the Decent Homes standard or are beyond economical repair. Work started on site in September and is planned to complete at the end of March 2012.
Window and door surveyor referral scheme
Replacement windows and doors to properties that have been inspected by surveyors and identified as being beyond economical repair. Work started in August and is planned to complete in March 2012.
New heating installations
Installation of gas central heating to properties across the ALMO. Work started in July and is planned to complete in December 2011.
Air Source Heat Pumps
Installation of Air Source Heat Pumps to properties that do not have a gas supply and have been identified as being suitable for this type of heating installation. Work started in August and is planned to complete at the end of March 2012.
Isolated rewires
Rewiring to properties identified as requiring work following an electrical inspection. Work started in August and is planned to complete at the end of March 2012.
Lift replacement/upgrade scheme
The second year of a five year lift improvement programme to upgrade the lifts in multi storey blocks. Planned to complete March 2012.

Other planned works include a scheme of external insulation to Wimpey Nofine properties in the Lower Wortley area, internal and external works to properties on the Waterloo Estate in Pudsey and externals improvements to 5M properties on the Woodbridge Estate, Kirkstall and the Stonecliffes in Wortley. Progress on these schemes will given in the next update.
Other capital works include adaptations, voids, isolated tenancy works, loft insulation. These are annual ongoing works.
All customers will be contracted separately prior to any work being undertaken at their property.
